There were 1,304 active listings on thelocal MLS, up 42 percent from a year agoto the highest January tally since 2016,suggesting 2019 will offer buyers the widestselection in years.Realtors assisted 301 single-family homesales and 94 condominium transfers duringJanuary, down 11.7 percent and 35.6 percent,respectively, from a year ago. Both wererecord lows.“Homeowners finally recognize that ifthey need to sell, this is a good time to listwhile buyers are still out in numbers andconfidence in the local economy remainshigh,” said Dan Tresierras, president ofthe 10,300-member Southland RegionalAssociation of Realtors. “The risinginventory is partly seasonal, but it’s alsoa result of more owners listing and salesslowing due to buyer price resistance.“Prices will continue to rise because westill cannot satisfy demand, but the increaseswill be much more moderate as we moveforward,” Tresierras said. “Sellers will needto be flexible, willing to adapt, and perhapseven lower their expectation if buyersindicate that they believe the asking priceis too high.
